7 Things I Would Do Before Listing an Airbnb in 2026


Starting an Airbnb can look deceptively simple: find a property, add some furniture, take a few photographs and put it online. But a beautiful space does not automatically make a successful short-term rental.
Having built and operated Airbnbs myself, I have learned that some of the most important decisions happen long before the first guest walks through the door.
If I were preparing a new Airbnb today, these are seven things I would think about first.
1. Know exactly who you are designing for
Before buying a single chair, decide who you want to stay there.
A romantic weekend cabin needs a completely different experience from an apartment designed for families, business travelers or groups of friends.
Your ideal guest should influence everything from the number of beds to the coffee cups in the kitchen.
2. Design for the photograph — and the person
Airbnb is a visual marketplace. Before someone experiences your beautiful space in person, they experience it through a screen.
Every property needs at least one moment that makes someone stop scrolling.
That doesn't necessarily mean expensive furniture or dramatic wallpaper. It could be an incredible view, a beautifully styled bed, an unusual fireplace, a reading corner or simply a room that feels exceptionally considered.
But remember: Instagrammable isn't enough.
The sofa still needs to be comfortable.
3. Don't furnish an Airbnb like your own home
This is one of the biggest differences between residential decorating and hospitality design.
At home, we can tolerate the gorgeous white chair nobody is allowed to sit on.
An Airbnb needs to survive suitcases, coffee, children, wet towels, frequent cleaning and hundreds of people who will never love that chair quite as much as you do.
Choose pieces that are beautiful, functional, durable and easy to maintain.
4. Think through the guest experience
Walk through the property as though you have never been there before.
Where do you put your suitcase?
Where do you charge your phone beside the bed?
Can you find the light switch in the dark?
Is there somewhere to hang a wet coat?
Can two people comfortably make coffee in the morning?
Great hospitality often lives in tiny details.
5. Know your numbers before falling in love with the idea
Before investing thousands in furniture and renovations, understand what comparable properties are actually charging, what occupancy might realistically look like and what your operating expenses will be.
Include cleaning, utilities, platform fees, insurance, maintenance, supplies and the inevitable something broke againbudget.
Revenue is exciting.
Profit is the part that actually matters.
6. Create a reason to choose your property
Your Airbnb doesn't need to appeal to everyone.
In fact, trying to appeal to everyone can make a property remarkably forgettable.
Ask yourself one simple question:
Why would someone choose this property over the 20 other listings they just looked at?
That answer should influence your design, photography, listing description and entire guest experience.
7. Build the experience before you build the listing
Don't wait until photography day to figure out what your Airbnb is supposed to be.
The strongest short-term rentals feel intentional from the beginning — from the guest they serve to the way the rooms flow, the amenities they offer and the story the property tells.
Because ultimately, you're not simply decorating a property.
You're creating somewhere people will choose to stay.
And that is where the real work begins.
